What kinds of property do you buy?

Houses in any condition and vacant land - lots and acreage. We buy some homes to renovate and resell ourselves, and some we offer to other local investors. If you are not sure whether your property is a fit, call us anyway; it costs nothing to ask.

What areas do you cover?

Northern Virginia and the Washington, DC area, including Prince William, Fairfax, Loudoun, Arlington and Stafford counties, the City of Alexandria, Washington, DC, and Montgomery and Prince George's counties in Maryland. We are based in Woodbridge.

Do I need to fix up or clean out the house first?

No. We buy as-is. You do not need to repair, paint, clean or stage anything, and furniture or belongings you do not want can stay in the property.

Does it cost anything to get an offer?

No. The offer is free and there is no obligation to accept it. There is no fee for us to look at the property, and there is no agent commission on the sale.

How quickly can you close?

Because our offers are cash rather than dependent on a mortgage, we are not waiting on a lender's approval or appraisal, so we can move quickly once the title work is done. If you need more time, that is fine too - you choose the closing date.

I still owe money on the house. Can I still sell to you?

Yes. Selling a house with a mortgage on it is completely normal. The loan is paid off from the sale proceeds at closing through the title company, the same way it would be in a traditional sale.

Will you be the one buying my property?

Usually, yes. On some properties we may instead assign our purchase contract to another investor. If that is a possibility for your property, we will tell you in writing before you sign, so you always know who the buyer is.

I'm an investor. How do I hear about your properties?

Use the contact form or call us and tell us what you buy - property type, areas, price range and how you finance. We will reach out when something that matches comes up.

Do I have to agree to text messages to contact you?

No. The text message checkboxes on our contact form are completely optional, and the form sends whether you tick them or not. You are also welcome to call or email us instead.
