Vacant land is one of the hardest things to sell the traditional way. Most retail buyers cannot get ordinary financing on a lot, commissions on a lower-priced parcel rarely make it worth an agent's time, and land can sit on the market for a long time while the owner keeps paying the tax bill.

A lot of the houses we buy need real work: kitchens and bathrooms that have not been touched in decades, roofs and systems at the end of their life, water damage, or years of deferred maintenance. For most owners, taking that on before a sale means borrowing money, managing contractors, and carrying the property for months.

That work is our job, not yours. We buy the house as-is, handle the renovation ourselves after closing, and resell it as a finished home. It is the reason we can make an offer on a property in almost any condition - the condition is already accounted for in how we look at the house.

Not every property we secure is one we renovate ourselves. Some are a better fit for another investor - a buy-and-hold landlord, a rehabber who works in a particular neighborhood, or a builder looking for a lot. In those cases we offer the property to investors we work with. This is commonly called wholesaling.

For sellers, we are upfront about this. If we may assign our purchase contract to another buyer rather than close on the property ourselves, we will tell you that in writing before you sign anything, so you always know who is buying your property.

The process

How selling to us works

Whether you are selling a house or a piece of land, the steps are the same and none of them cost you anything.

  1. Reach out

    Call us or send the address and a short description through the form on our contact page. You do not need paperwork, photos or a payoff figure to start - the address and a few words about the situation is enough.

  2. Tell us about the property

    We get back to you quickly to fill in the gaps: condition, whether anyone is living there, whether there is a mortgage or lien, and what timing works for you. It is a conversation, not an application.

  3. Get your cash offer

    We look at the property once, at a time that suits you, and give you a cash offer. It is free, and you are under no obligation to accept it. If it is not right for you, that is the end of it.

  4. Pick your closing date

    If you accept, we close through a title company on the date you choose. We can move quickly when you need to be finished, or wait when you need more time.
